Should I repair or replace my heating system?

Many Florida home owners struggle with the dilemma of whether to repair or replace their current gas furnace or heating system. Obviously, if the cost to get the unit back up and running is minor, then that may be a good option, but here are some factors you should consider before investing more repair dollars into your existing unit.

Some homeowners may feel “if it isn’t broken, don’t fix it.” Here are some often-overlooked considerations. Sometimes you put multiple repairs into a system that is on its last legs. As of January 2006, new air conditioner efficiency standards came into effect. Most systems installed before this date cost up to 20% or more to operate than today’s base efficiency models.

When to repair your air conditioner?

If you plan on moving soon, you may not get your investment price from a replacement furnace or air conditioning unit when you sell.

A replacement that involves other trades may be cost prohibitive. In some situations, a new air conditioning system can require significant remodeling.

The system has been trouble free thus far and looks to be mechanically sound still.

When to replace your air conditioner?

Fifty Percent Rule

When the cost of repairs approaches 50% of the value of your heating or cooling system, it’s generally time to replace the system.

Heat pump or air conditioner is more than 10 years old. Consider replacing a HVAC unit that’s old with a high-efficiency model. Installed correctly, high-efficiency units can have a dramatic impact on your electric bill and actually pay for themselves over time. Units no longer covered by manufacturer warranties or Optional Extended warranties can be replaced with a new system covered by both manufacturer and Optional Extended warranties typically for the next 10-12 years depending upon brand.

Equipment needs frequent repairs. Frequent repairs are a sign that your old unit has reached the end of its life and is just worn out. Continuing to pay for more repairs is only prolonging the inevitable. The sooner you replace a unit in this condition, the sooner your energy bills will improve, which can end up paying for the new system and saving you money in the future. If you are concerned about break downs, when an old system fails under the intense summer heat, a replacement air conditioner can easily be a week to 10 days away.

Energy bills are very high. Your air conditioning system makes up as much as 45% of your utility bill each month. Older, inefficient systems use more electricity to deliver the same comfort level as current high-efficiency units do. It is not uncommon for our customers to report dramatic drops in their energy bills after we install their new system. Although each home is different, up to 50% reductions in utility bills (from the same time period during the previous year) have been reported.

Some rooms are too hot or too cold. These kinds of problems are usually the result of an improperly engineered system when the home was built or when the last unit was installed. A well trained technician can diagnose hot/cold spots in your house and determine if the problem is related to the unit’s size (tons), inadequate insulation, improper duct work or some combination of these. You definitely want to have an Air Care Systems, Inc. Comfort Consultant perform a Whole House Performance and Infiltrometer Test to be sure these problems are dealt with properly. If your system does not have variable air flow- Variable air flow is the key to comfort. New systems keep the air moving, adding to comfort and helping save money.

Home has humidity problems. Poor equipment operation, inadequate installation, improperly sized unit, and leaky ductwork can all cause the air in your home to be too dry in the winter and too humid in the summer. Most homeowners are unaware that it is actually the WHOLE HOUSE ENVELOPE that is causing these problems or making them sick. In some situations, adding a new system can actually add to the problem because of a home that is either TOO tight or TOO loose. A Whole House Performance and Infiltrometer Test will determine the cause while prescribing the appropriate interventions and system to meet your home’s needs.

Home has excessive dust. Leaky ducts can pull particles from your attic and crawl spaces and distribute them throughout your home. Sealing existing ducts or, if the duct work in your home is in poor condition, replacing your ductwork can be beneficial. If family members have allergies, asthma or other air quality health concerns- Indoor air quality can be improved throughout the whole house by 100 times with today’s high tech IAQ technology and air conditioning products.

Heating and cooling system is noisy. Noisy units can be caused by a variety of factors including an undersized duct system or a problem with the indoor coil of your cooling equipment.

Replace before manufacturers rebates run out. Equipment manufacturers rebate offers vary.

No two homes are exactly alike and as such, the only way to really know if repairing your HVAC system is the best option is to have a qualified Comfort Consultant evaluate your home and explain to you their findings. In addition to a visual inspection of your equipment and attic space, we will also perform a Manual J Load calculation which uses information about your home (overall dimensions, window location, orientation to the sun, insulating factors, etc.) to determine the proper equipment needed to cool/heat your home most efficiently. If serious issues exist (like rooms too hot or cold) we canperform a Blower Door Test and record the air loss at each return and register. This will assist with uncovering hidden problem areas so they can be resolved prior to rendering a decision.

How long does it take to have my new furnace or air conditioner installed?

Most furnace, heat pump or air conditioning installations can be completed in one good long day. That is, if there is not any other extensive work also needing to be performed. Should you also require duct work repair, duct work replacement and/or the addition of attic insulation, we will also send along extra technicians to perform these tasks as staffing allows.

How many technicians or installers will it take to install my new furnace or air conditioner?

Depending upon the job, it will require 1-2 men. More if the project requires additional tasks. In the case of a ductless heat pump or ductless air conditioner, typically one N.A.T.E. Certified technician will suffice.

How do I choose a heating and cooling contractor?

All heating and cooling contractors are NOT the same. Use great heed and care in choosing your licensed and insured air conditioning contractor. Many will boast the features and benefits of a manufacturer’s brand of equipment, when in reality; the quality of the installation process is THE MOST IMPORTANT aspect of every comfort system’s installation. Choosing a contractor that does not use ALL N.A.T.E. Certified technicians and installers, who doesn’t follow industry standards in refrigeration practices, perform proper system start up and “skips” those little items is what will end up costing you money, time, comfort and peace of mind down the road.
